Confessions of a Real Estate Mini-Mogul is written for the real estate curious, the neophytes, and the seasoned investors. While there are numerous how to book on real estate investing, this book is unique in many ways. Part I tells of the authors journey towards becoming a mini-mogul. Framed from the perspective of Joe Everybody, it is written to touch the deep curiosity of the reader. The author writes about his relatively poor beginnings, his grim determination to succeed, and his many failures and victories along his bumpy journey. Part I is written in an irreverent, humorous style that engages the reader. It is intended to inspire and show the reader, if I could do it, you can too. Part II teaches the reader lessons from the authors twenty-five plus years of investing. It provides information on the pros and cons of each type of real estate investment, how to find deals, how to analyze, negotiate, fund, and manage properties. It is thorough, practical, and entertaining. Seasoned investors who have previewed the manuscript have learned and implemented new investment strategies from the book. Part III covers topics of importance to real estate investors. These include asset protection, government programs, tax considerations, structuring deals with investment partners, and Zen Buddhist principles and how these have helped the author. The author in his research has never found a book that broached many of these areas. None have ever described so simply all the ways an investor can be compensated by partners. Nor has any book touched on the topic of Zen and how it relates to real estate investing. Overall, the book will benefit both the beginning and experienced investor. To quote theauthor, Its the one book I wish were available when I first began investing.
